In regards to whether this is a good rate, knowing just the city/state really doesn't tell us whether it is good or not. If you own less than 1000 acres and there are other similar properties nearby, it is likely a decent rate but may be able to be improved. If you own a significant amount of land around the site, we recommend contacting us directly to discuss this further.
Absolutely insist on escalation. No lease should be without an escalation clause. As to the proper amount- it depends upon the location and availability of other properties. Furthermore- it depends upon who is making the request- Verizon is stuck at 2% annual escalation and won't budge in most cases.
You won't be able to get free phone service. None of the carriers will agree to provide it as part of their lease anymore.
