Hi everyone, I have a weird question.
I’m a tech guy, not a real estate pro. I built a script that scrapes the government FCC database every day.
It alerts me the moment a company applies for a license to build a new cell tower or microwave dish.
I keep seeing 'Pending' applications pop up on private farmland or empty lots months before any construction starts.
My question is: If I see a 'Pending' application on a specific plot of land, is the lease deal usually 100% signed by then?
Or does the phone company file the paperwork before they finish the deal with the landowner?
I feel like I’m looking at a map of where rent money is about to appear, but maybe I'm missing something.
