As I don't know the location or the other lease terms, it would be difficult for us to say conclusively whether these terms are reasonable. Assuming the lease isn't currently overvalued; however, these terms seem ridiculous.
I strongly recommend against any lease extension that commits the landowner to 100 years. That's just one-sided and predatory. The tower owner can terminate with little notice- but they expect to bind you for 100 years? A lot could happen in 100 years, and you could find that you or your heirs no longer want the tower on the property but be powerless until the end of 100 years.
