Hi,
We see clauses that require the landlord to maintain insurance on their own property but not CGL. This clause is absurd. There is no legitimate reason that a landowner should have to maintain CGL insurance with $1m limit to protect the lessee's tower. They carry their own insurance for that purpose. Our rule of thumb is that the landowner should never have to carry additional insurance other than what they already carry. If the lessee requires it- then just build in the cost of the policy into the lease.
As to who provides this type of insurance, I don't know. We have never had a client actually get it.
