Happy to respond. I do not know that there is a specific opportunity outside of standard cell site leases. mmWave is primarily being used and deployed on small cells, which, due to very favorable FCC regulations, tend to be in the public right-of-way instead of on private property. ($270/year per pole - yes per year which makes it impossible for private owners to compete)
We have seen a few mmWave installations on rooftops- but only at existing cell sites where the carrier is adding mmWave frequencies to their existing equipment. So to the extent that your rooftops sites are suitable or desirable for a regular cell site- they would also be suitable for 5G and vice versa. In the future, this might change as carrier build plans start to change too. But for now, macrocell leases (regular cell sites) are the opportunity.
Now comes the much harder part- actually getting someone interested in your rooftops. Some companies will market properties like yours and take a 25% fee for doing so. Generally, we don't believe they are worth it- as they are unlikely to bring someone to your rooftops that wouldn't already find you.
See https://www.steelintheair.com/get-a-cell-tower-on-your-property/ for more details if you would like to have a more in-depth discussion about how to market your properties on your own effectively, happy to talk further.
