If there is a requirement in the lease agreement that dictates how the contractors are supposed to handle the gate, then you can send them a notice of breach if they continue to leave it unlocked/open. Either way, you can also sue if you have damages from the failure to open/close the gate even without the clause in the agreement.
This is a fairly typical issue (not suggesting American Tower contractors are any better or worse) with landowners.
