Lease extensions are tricky- primarily because once the tower is constructed, there now is a cost to relocate the tower and the two companies using the tower. So while average lease rate in an area is one factor, it is a small factor. We examine who are the tenants on the tower, whether the tower could be easily (but not cheaply) moved, who owns the tower and whether you are best served to wait until closer to expiration to maximize the extension.
