The value of a site depends on the ease or difficulty with which ATC/Verizon could build a tower in a nearby location. Would your neighbor(s) be willing to agree to enter into a lease agreement with ATC/Verizon? If so, would zoning allow a tower to be built on any of those surrounding parcels? Would you prefer to look at the tower and not receive rent or receive lesser rent? $1,200/mo. is a slightly above average offer in the US but without having more details and not knowing what other options are available to ATC/Verizon in that area, we can’t tell you if it is lower than it should be.
