The best time to renegotiate the terms of your lease is around the beginning of a new "term", which is usually defined in your lease as the point of time during which the rental payments will escalate (a typical term is five years). In our experience, however, unless your property is extremely unique and there are very few alternatives available to the wireless carrier or tower company, it's probably not in your best interest to negotiate rental payments until and unless you are first approached by your tenant, and in response to your tenant's offers. Having said that, if there is some particular circumstance (eg: the selling of your property) that could potentially affect your lease agreement, please contact us and we should be able to address those individual concerns on the telephone.
Having said that, whether or not a tower company or wireless carrier would be open to renegotiating terms, such as the expiration date of your lease, will depend entirely on which company you are engaged with, and what their strategic plans are for the near future. For instance, if you lease is with Crown Castle or American Tower, you may be in a good position to renegotiate and extend the duration of your lease because we have seen that they have recently been contacting many landowners to do this, and it's possible that you could simply be ahead of the game.
